Environmental Site Assessments

HEI has extensive experience and expertise in identifying potential environmental concerns and/or recognized environmental conditions at a property to help you manage risks during your property ownership or real estate transactions.

HEI’s Desktop Records Review includes completion of an ASTM Standard E1527-13 database search and online review of the subject site to obtain and review reasonably ascertainable records without a site inspection or agency visit.

HEI’s Transaction Screen Environmental Site Assessment includes limited research, a review of specified and reasonably ascertainable listings, and a site inspection to identify potential environmental concerns in conformance with the ASTM Standard E1528-14.

A Phase I Environmental Site Assessment includes limited research, a review of specified and reasonably ascertainable listings, and a site inspection to identify recognized environmental concerns in conformance with the ASTM Standard E1527-13.  This assessment is intended to permit a user to satisfy one of the requirements to qualify for the innocent landowner, contiguous property owner, or bona fide prospective purchaser limitation on CERCLA liability.

HEI’s Vapor Encroachment Screening includes information that is generally collected as a part of a Phase I ESA, a review of specified and reasonably ascertainable listings, as well as sampling in the field, to identify chemicals of concern that may migrate as vapors onto a property as a result of contaminated soil and groundwater on or near the property.  The screening process is completed in conformance with the ASTM Standard E2600-15.
